After years of meetings and work, the Coconut Creek commission, city staff, and developers reached a significant milestone regarding the Mainstreet at Coconut Creek mixed-use project.
During the August 7 meeting, the commission approved the development agreement between the city and GSR RE Partners on first reading. This ties together all the site plans and financial obligations between the city and the developer that have been approved during previous meetings.
The project can now begin to move forward. On September 18, GRS RE Partners is expected to close the purchase of the property that will become Mainstreet at Coconut Creek from Johns Family Partners, according to Commissioner Sandra Welch.
“This is a major development in the history of Coconut Creek. Our staff and the commission have worked on this for years,” said Welch.
As the item moved forward, city staff and representatives of the property owners said work on the project was a significant portion of their professional lives. Commissioner John Brodie said, “This has been a long time coming. It has been in the works for 30 years, and the vote means we will have a quality product that is out there for the residents.”
Mayor Jackie Railey said, “This is epic. After years of trying to get someone to develop the property, we have finally found one to do it in a way that will benefit the city. I am thrilled. City staff did a great job on this project,” she said.
The project involves about 200 acres located on the west side of Lyons Road between Wiles Road and West Sample Road. The ordinance allows for 1,625,000 square feet of commercial uses, 525,000 square feet of office uses, and 3,750 residential units. The developer plans to build up to 2,360 residential units, with 225,0000 square feet of commercial use, plus private and public recreation facilities and amenity areas, according to city information.
Mainstreet will be a mixed-use development that features pedestrian-friendly design, incorporating walking and cycling trails. The development will feature retail stores, restaurants, an anchor grocery store, an extensive greenway system, and parks. Residential neighborhoods and a centralized community gathering space known as Mainstreet Square will also be created, according to the Mainstreet website.
