Mainstreet at Coconut Creek is now considered a community development district or CDD.
CDDs are created by developers to finance community-wide amenities and services, such as roads, utilities, and recreational facilities, without directly burdening other local governments or taxpayers.
During the April 10 meeting, the commission approved an ordinance establishing the Mainstreet at Coconut Creek Community Development District on the second and final reading. The developer has appointed Stefanie Mogull, Lauren Edwards, Cory Ring, Landon Massei, and Rick Stephano to serve on the initial board of supervisors. Eventually, the board will be made up of residents chosen by vote.
The district will be able to collect assessments to pay for maintenance and infrastructure. The board will participate in constructing the stormwater and surface water management system, water distribution, wastewater collection, roadway improvements, open spaces, and land landscaping. According to city information, the board must follow the Sunshine Law and hold open meetings.
Mainstreet will be a large mixed-use development including housing, stores, restaurants, parks, and greenways.
