That figure represents the estimated income needed to maintain a comfortable lifestyle in the area, making it especially attractive for upper-middle-class retirees seeking value in South Florida.
The city’s demographics also played a role in the ranking. Nearly one in five residents (19.3%) is age 65 or older, signaling a well-established and growing retirement community. This mix often contributes to increased access to senior-friendly amenities, healthcare resources, and social opportunities tailored to older adults.
Housing costs, while reflective of South Florida’s competitive market, remain within reach for many in the upper-middle-income bracket. The average home value in Coconut Creek is approximately $524,251, with an average monthly mortgage of $3,023.
